Even the graphic novel's premise "what if the things Lovecraft wrote about were real?" is not original. It is not a common conceit today, but the idea of "this story is real and I'm just the guy/gal writing it down was common a century ago; Edgar Rice Burroughs used it for John Carter and Tarzan, H. Rider Haggard used for KING SOLOMON'S MINES (which has yet to receive an accurate adaptation, though I confess to enjoying the 1985 Cannon Films movie). WB may have been able to make a movie with a similar approach as the graphic novel, but it's probably cheaper in the long run to just license the graphic novel than deal with legal headaches later.
